Water showing up in a ceiling below your deck rarely enters directly above the stain—it travels along framing, pooling in low spots before finally dripping through. Failed flashings at walls and penetrations, membrane punctures, deteriorated seams, and clogged drains can all create leaks that appear far from their origin. Without proper diagnosis, you'll patch the wrong spot and the leak continues.
We use systematic investigation methods to trace water to its actual entry point: infrared thermal imaging detects moisture trapped beneath membrane layers, low-voltage conductance testing pinpoints breaches in the waterproof barrier, and controlled water testing confirms suspected failure points. Once we identify the source, we make permanent repairs—accessing the membrane, replacing failed sections with compatible materials, and restoring proper flashing details rather than just sealing over the symptoms.
For decks with recurring problems, we assess whether repairs make sense or whether the membrane has reached the end of its service life and needs replacement. Either way, you get honest answers about what your deck needs and repairs that actually solve the problem—not emergency patches that fail again next storm season.
